Hello from the Beach,

Happy August!! I am sure anyone with kids is busy getting ready to go back to school.

Since this is a Real Estate Market Update, I am doing something a little different this month because of some changes happening nationwide. Realtors are now required to have a buyer sign a buyer broker agreement. In our area this change takes place on August 17th, but this is a Nation-Wide Real Estate Industry change. If you want representation from a buyer's agent, then you will have to sign this agreement. When a realtor works with a buyer and shows a home (in person or virtually) we must have a new form signed. Realtors are not requiring this… The National Association of Realtors is implementing this change. The positive of this agreement is that it insures you are represented by your Realtor as a Single Agent unless you agree for your realtor to transition to a Transaction Broker. A Transaction Broker represents both buyer and seller and is limited as to the advice they can give to either party. The positive of these changes is everything is in writing (even more then before) because you fully understand the agreement with realtors and how the sellers and buyers agents are to perform for their customers. The big difference is now a buyer could be required to pay their realtor or the difference of "the seller buyers agent compensation". For example, I typically work for 3% compensation on the buyers or sellers side, so if a seller is only willing to pay 1% the buyer may have to pay the difference. Like anything in Real Estate, it is negotiable, and I will always try to get the best scenario for my customers.

This month instead of multiple events I have added a line to the buyers representation and the sellers representation section of my website. Both guides do a great job of explaining how a Realtor works for you.
